Loan against property. Particularised lending terms

 

Lending terms:   

The loan is granted in UAH for any purposes.

Loan period: up to 10 years

Loan amount:
  • up to UAH 800,000 for individual customers
  • up to UAH 200,000 for natural persons engaged in entrepreneurial activity.
The Bank grants up to 50% of the market cost of the property offered as a collateral for a loan.
Loan type:
  • Term loan – once-only grant of the entire loan amount with subsequent repayment of the principal and repayment of interest on the loan in accordance with the chosen repayment scheme (an annuity or classic repayment scheme).
  • Non-revolving line of credit with monthly repayment – the possibility to withdraw the loan amount in parts (fixed tranches) with monthly repayment of interest for actual use of the credit funds and repayment of the principal in equal monthly installments.
  • Non-revolving line of credit with deferred repayment – the possibility to withdraw the loan amount in parts (fixed tranches) with monthly repayment of interest for actual use of the credit funds throughout the first 6 months of the loan agreement being in effect. The principal is repaid in equal monthly installments, beginning with the 7th month of the loan agreement being in effect.

Fixed lending rate: the interest rate remains the same throughout the entire validity period of the loan agreement, except the cases when borrowers violate the loan agreement terms.

Form of granting a loan : the loan is granted by transferring funds to your current account opened with Finance and Credit Bank.

Repayment of debt and interest on the loan: the debt and interest on the loan are repaid on a monthly basis in accordance with the chosen repayment scheme (an annuity or classic repayment scheme).

Note: If a loan is granted in the form of non-revolving line of credit or non-revolving line of credit with deferred repayment of the principal, the debt on the loan is repaid only in accordance with the classic loan repayment scheme.

Form of loan repayment: cash withdrawal from the cash-desks at bank branches and outlets, or in a non-cash way.

Early loan repayment: at any outlet of the Bank and without any additional commissions.

Collateral on the loan: residential property – flat.

Compulsory insurance:

  • insurance of the collateral
  • insurance against an accident or a borrower's life-insurance (to be chosen by the borrower or decided on by the Bank)
  • insurance of the title of ownership (if it has been less than 3 years since the ownership rights were registered).

in the insurance company accredited with the Bank.


Compulsory collaterall valuation – in the collaterall valuation company accredited with the Bank.

Additional terms: A VISA or MasterCard payment card will be issued for you to conveniently receive an insurance indemnity in case of an insured accident. Provided that the client is consistent in repaying his loan, the Bank can set on this payment card a credit limit in the value of three monthly payments on loan repayment.

Services of the bank:
Upfront fee once-only 1.99% of the loan amount
Opening of a current account once-only 30 UAH
Services of the insurance company:1
Insuring the collateral yearly 0.3% of the collateral value
Insuring against an accident or the borrower's life yearly 0.35% of the loan amount value
Insuring the title of ownership yearly 0.35% of the collateral value
Services of the notary:1
Notary certification of the documents once-only from 1,200 UAH
State duty once-only 0.1% of the collateral value
Services of the collateral valuation company:1
Appraising the collateral value once-only from 700 UAH
1Tariffs for services of the partner insurance companies, notaries and valuation companies that cooperate with the Bank, are set in accordance with the price policies of the companies and are of informational nature.
 

You can raise an equity loan providing that:   

  • You are over 21 and under 60* years old – for men, under 55* – for women
    *as of the complete loan repayment
  • You are a hired employee or an individual private entrepreneur
  • The total period of service is not less than 1 year
If you are married, your spouse must act as a guarantor.
 
Documents required for raising a loan:

For individual customers

  • Passport of Ukrainian citizen.
  • Individual taxpayer identification number.
  • Certificate of incomes covering the past 6 months.
    The certificate must contain the following: the reference number, date of issue, position, accrued and actually earned income broken down by months, employment type, employment date, signatures of the company head, chief accountant and the seal of the company. The certificate must be issued not before 14 calendar days prior to furnishing it to the Bank.
  • Employment Agreement stamped by the Job Center.
    to be furnished if you are employed by a private entrepreneur.
  • Documents evidencing additional incomes.
    to be furnished if there are any additional incomes.
  • Documents evidencing the ownership of movable/immovable or other property.
    to be furnished in case the loan amount exceeds the equivalent of 30,000 USD in national currency.
  • Birth certificates of children and the certificate issued by the Municipal Housing Office (form No.3) or residence / child registration certificate which can substitute the previously mentioned documents.
    to be furnished if there is a child.
  • Indebtedness statement from the bank and the proof your repayment consistency.
    to be furnished if there are any existing loans.
If you are married, you also have to furnish your marriage certificate and your spouse’s documents listed in items 1-8.
 

For individual private entrepreneurs

  • Passport of Ukrainian citizen.
  • Individual taxpayer identification number.
  • Certificate of State registration as a private entrepreneur issued not later than 21 year prior to the date of applying to the bank.
  • Copy of Certificate of registration with the Tax Authority.
  • Copy of the Single Tax Payment Certificate/ copy of the VAT payer registration.
  • Licenses and patents for conducting entrepreneurial activity, permissions (with payments proved);
    If your activity is subject to licensing (patenting) according to the existing laws
    .
  • Income declaration for fixed tax payers or entrepreneur income report of the Single Tax Payer on incomes of the private entreprener over the past 8 quarters stamped by the Tax Authority.
  • Certificates from the banks evidencing the opened current accounts of a private entrepreneur and the money flow through them over the past 6 months.
  • Copies of contracts, agreements and other documents evidencing the sources of revenues.
  • Copies of acts of performed work/provided services; invoices; way bills; receipts proving the settlements for the work done, services rendered, merchandise sold etc.
  • Lease agreements or other documents evidencing the ownership/right of enjoyment of production sites or business premises, that represent the fixed assets of the business and are an inherent part of its functioning.
  • Documents evidencing the additional sources of revenues;
    to be furnished if there are any additional sources of revenues
    .
  • Documents evidencing the ownership of movable/immovable or other property;
    to be furnished in case the loan amount exceeds the equivalent of 30,000 USD in national currency.
  • Indebtedness statement from the bank and the proof your repayment consistency;
    to be furnished if there are any existing loans
    .
  • Birth certificates of children and the certificate issued by the Municipal Housing Office (form No.3) or residence / child registration certificate which can substitute the previously mentioned documents. 
    to be furnished if there is a child.
If you are married, you also have to furnish your marriage certificate and your spouse’s documents listed in items 1-15.

Documents in support of property to be pledged

  • Extract from the State Register of ownership rights to immovable property (or the registration certificate / registration endorsement), record from the Register of ownership rights to immovable property (or a BTI certificate).
  • Extract from the State Register of Deeds.
    In the event if the ownership right over the property offered as a collateral was lawfully purchased after 01.01.2004.
  • Title document evidencing the ownership rights to the property offered as a mortgage: a buy and sell agreement, swap contract, deed of gift, certificate of ownership right to residential property, certificate of inheritance, certificate of the right of ownership with respect to a share in the common property of spouses etc.
  • Technical passport of the property.
  • Сertificate issued by the Municipal Housing Office (form No.3) or a document that can substitute it.
  • Certificates issued by responsible authorities evidencing absence (or existence) of indebtedness for utility services, consumption of energy, gas, water and others.
  • Copies of the property owners, property surety providers.
  • Copies of Individual taxpayer identification number certificates of the property owners, marriage/divorce certificates of the property surety providers.
  • Collateral valuation report, collateral valuation agreement, copy of the payment document proving that this service is paid for.
  • Board of trustees resolution proving the mortgaging of immovable property and title documents evidencing the ownership right to real estate where there is an under-aged person residing, in case it is stipulated by the instruction on analysing title documents and other documents in support of the property.
